Southport, Massachusetts – Cape Cod's Preeminent 55+ Community

Located in Mashpee, Southport is recognized as one of the top 55+ communities not only on Cape Cod but throughout Massachusetts, thanks to the lifestyle it provides.

Southport is a gated village with guards at its entrance off Old Barnstable Road. The community provides a plethora of activities for its residents and enjoys a convenient position near Mashpee Commons. Those who buy a home in Southport are never bored because the planners and developers have thought of pretty much everything.

Living in Southport puts you in the heart of a vibrant, active community that is full of people within your age group. If you're looking to retire on Cape Cod, Southport should be one of your first choices.

The neighborhoods of Southport

Although Southport is technically only one neighborhood, there are a few different sections to be aware of when choosing where to buy.

The south end of the development is where the entrances are located, and is also the site of Southport Village Center. The Village Center is where much of the activity takes place, as there's a large community building with all kinds of things going on daily. Some of the homes in this area also back onto Martha Pond, which provides birdwatching opportunities.

The northwest section of the community is where you'll find the Southport Golf Clubhouse. Most holes on the golf course are in this area, so if you're buying a home in Southport for the golf, consider this portion.

Southport's northeast section also has a couple of golf holes and is also a short distance from Quashnet Golf Course. Quashnet features longer holes in comparison to the par-three Southport Golf Course, making it a good option if you want to switch it up a little.

The history of Southport

Although Southport is a relatively small community of just over 1,000 people, its history is worth discussing.

The original plan for Southport dates back to 1974 when the town of Mashpee approved a bylaw allowing for a retirement community to be built on the land. Although this original agreement called for the development to be completed within ten years, nothing had started by 1984, leading to new investors joining the project.

Development finally started in 1985, although the plans were altered along the way. The first phase was to include 243 units, but by 1989, only 109 units, 90% of the sewage treatment plant, and half of the Village Center were completed. The developer then ran out of money, and multiple lawsuits and federal court cases would follow, turning Southport into a ghost town and leaving the community's future in doubt.

Finally, in 1997, the Southport issue was re-opened, with the developer finding new investors and restarting construction on the ambitious project. Southport was incorporated in September 1998 and has since grown into Cape Cod's largest self-governed homeowners association.

Things to do in Southport

You'll never run out of activities in Southport, thanks to its two designated recreational areas.

Perhaps the main reason to buy a home in Southport is the golf, which is played on a 1,614-yard, par 28 course that runs through the northern part of the village. This nine-hole course is suitable for beginners and more experienced players, thanks to its natural challenges, including heavy tree cover. The course was designed by Phil Wogan, who has won awards all over the country, and is entirely private, so members pretty much have the run of the place. There are a couple of tennis courts outside the clubhouse, as well, and many houses are within walking distance.

Even if you aren't into golf, you'll find plenty to do at Southport at the Village Center. It all starts with the indoor area, which features a library, fitness center, woodworking shop, card room, sewing room, salon, barbershop, computer room, yoga area, and sports
