The Data Supports it - Now May Be a Good Time to Consider Listing Your Home

Though there's limited inventory of homes for sale, serious buyers are still actively searching for properties in our area. This is evident by the Barnstable County sales data* for January - April 2020 and summarized in our most recent Spring 2020 Market Report. This trend is further reinforced by the research of the National Association of REALTORS®, national search sites such as Zillow, Trulia, Realtor.com, as well as our own website activity. Real estate transactions are still happening in our area - just in different ways. People are home, looking at virtual tours, property videos and interactive floor plans. They are working with our professional agents to gain valuable local knowledge of each area they are considering. Supporting data that indicates the market is still active:

• The number of properties sold between $500,000 and $999,999 is up 17% - over last year
• Average sales price is up over last year - in every listing price category
• Average days on the market is down 6%-11% - across each price category, indicating that well-priced homes are selling faster than last year
• Available inventory of homes for sale is only down 19% - across various price points, despite the challenges of the recent months
• Our 450 Kinlin Grover agents are reporting that they are actively working with motivated buyers - searching for homes in our area
• Our own website activity shows new users are up by 44% and website sessions are up by 19% over last year at this time. Visitors are also spending more time online, viewing more pages and inquiring about listings
• Interest rates are historically low
• The economy has been re-opened in all the United States

With so fewer homes available for buyers to choose from, now may be a very good time to list your home.
