When a potential buyer drives up to a listed property, the first few seconds can literally make or break a sale. It is very important that attention has been given to make the property’s exterior as appealing as possible.

  • Cultivate a healthy lawn. Sod isn’t necessary

  • but work to eliminate weeds and dirt patches.

  • In cold weather, the walkways should be clear

  • of snow and ice.

  • Trim landscaping so that doors and windows

  • are fully viewable from the street.

  • Don’t camouflage your property with too many plants and flowers.

  • Remove any tree limbs near or touching the roof.

  • Clear rain gutters and chimneys.

  • Remove mold on sidewalks, roof and patio.

  • Pressure wash siding, porches, sidewalks and decks.

  • Put away garden equipment and tools.

Interior Staging

  • Upon entering the home, the potential buyer should be met with a clean, uncluttered and inviting atmosphere. It is very important to understand there is only one opportunity

  • to make a favorable first impression.

  • The front door should be in good repair and the entry area should be warm and inviting, right down to the welcome mat.

  • Clean windows and open curtains and shades to maximize natural light entering the house.

  • Clutter will make a room seem smaller. Remove extra furnishings to give the house a clean, simple appearance. Buyers want to imagine their belongings in the spaces.

  • Bathrooms and kitchens are the most important rooms

  • and should be absolutely spotless.

  • Pay attention to clutter in closets, storage spaces, attics and basements. Lights should be on in these dark areas.

  • Make necessary repairs that can be eyesores. Small things, left undone, can suggest neglect and minimize value.

  • Don’t underestimate the value of a fresh coat of paint!
